Kramer Levin has secured a zoning variance from the NYC Board of Standards and Appeals for the restoration and enlargement of Tammany Hall, located at 44 Union Square East in Manhattan. The building, which is an individual NYC landmark and is owned by Liberty Theatres LLC, will be transformed into a signature retail and office building at the northeast corner of Union Square Park. The building’s historic façade will be restored, and new floors will be added underneath a new architecturally distinctive glass dome. The variance, which was approved in a short timeframe, includes waivers relating to height and setback and allowing commercial use in a residential zoning district. The Kramer Levin team was led by Land Use partner Gary R. Tarnoff and planning and development specialist Jeff Mulligan.
